What is Floor Space Index (F.S.I.)?

The Floor Space Index (F.S.I.) or Floor Area Ratio (F.A.R.) or Floor Space Ratio (F.S.R.) , is the ratio of the total floor area, including all walls on all floors, to the area of the land or plot on which the structure stands.

The FSI is a real estate technical term used to measure the maximum amount of floor space that may be built on a particular plot of land. This is an important signal for both developers and home buyers.

Steps to use this calculator are mentioned below:
  1. Enter the total construction area of your building in the first field. If you have multiple floors, add up the total area of all of them.
  2. Enter the total plot size on which the building is built in the second field.

FSI Formula 

In order to calculate the Floor Space Index (FSI), you need the total floor area of every floor as well as the total area of the plot. It can then be calculated by:

Example:
If the total constructed Built-up Area (BUA) and total Plot Area is 10000 sq ft and 5000 sq ft, What is its FSI?

Solution:
Floor Space Index = Total Floor Area of all                                      Floors of the Building/Plot area
                          FSI =   BUA / PA
                                 =   10000 / 5000
                         FSI  =   2



Calculation for Floor in Building

FSI is used to calculate the Total Built Up area of the site and also to calculate the No. Of Floor the building can go.

To Calculate the Total Built up Area of the site
Total Plot Area X FSI = Total Built Up Area

Example:
Total Plot Area = 1000 sq.ft
Floor Space Index (F.S.I.) = 2

Total Built-up Area = Total Plot Area x F.S.I
                                    = 1000 x 2
                                    = 2000 sq.ft



What is Premium FSI?

Premium FSI, If you need to extend the allowable Floor Space Index (FSI), you have to pay a premium fee to the govt. Premium FSI is depend apon the road width.

For Example, If you have 1000 Sq.ft Land located near 30 feet road (where normal FSI is 1.5), then you can make avail of the premium FSI 20% by paying the premium fee. So,

The local government authority determines the F.S.I value of the building, which may differ for different locations and buildings around the city.

Also, when the municipal council determines the FSI of a particular locality, it considers the road width too, among other aspects.
